Haystack Land Company is a small, growing family-owned real estate investment company specializing in acquiring and selling land across multiple states. We identify opportunities by proactively contacting landowners who need a fast, hassle-free solution to sell unwanted property (and many landowners contact us as well looking to sell).

Role Overview

As Lead Manager, you'll be the critical first point of contact with potential sellers who have expressed interest in our services. You'll operate with urgency to call new leads, qualify opportunities, and set the foundation for successful purchases. Your ability to connect with landowners, understand their situations, and effectively communicate our value proposition will directly impact our acquisition pipeline.

Key Responsibilities

  • Call incoming leads as quickly as possible (within minutes when possible)
  • Build genuine rapport with landowners while gathering critical property and motivation information
  • Implement a structured qualification process to identify legitimate selling opportunities
  • Set qualified appointments for our Acquisition Manager
  • Manage a consistent follow-up system for leads who aren't ready to move forward immediately
  • Track all interactions in our CRM system with meticulous detail
  • Analyze conversion metrics and continuously improve your approach
  • Collaborate to refine targeting based on lead quality
  • Participate in daily team huddles to share insights from landowner conversations
  • Always be looking for ways to improve - in your own role, and the company as a whole

Success Metrics

  • Response time to new leads
  • Conversion rate from initial contact to qualified appointment
  • Number of dials and connects with leads
  • Number of qualified appointments set per week
  • Follow-up consistency with aging leads
  • Quality of information gathered during initial conversations
  • Feedback from Acquisition Manager on lead preparation

  • Strong listening skills and ability to ask effective qualifying questions
  • Basic understanding of real estate transactions (land experience a plus)
  • You'll need your own computer with a reliable internet connection and quiet workspace for professional calls
